Seeking Affordable Commercial Property or Land for Purchase

Preferred Location

I am seeking affordable property opportunities in the Southeastern United States, preferably just outside city limits in county or rural areas where property costs are lower and future growth opportunities exist.

My goal is to purchase, renovate, or develop a property that can become a small business serving the local community while creating jobs and providing convenient food and beverage options.

Budget

  • Existing Commercial Building: Under $50,000
  • Vacant Land: Under $5,000 preferred
  • Property Size: Approximately 1 acre or more

I am interested in purchasing only and am not seeking a lease or rental arrangement.

Business Concepts Under Consideration

Option 1: Drive-Through Convenience Store & Take-Out Restaurant

A small convenience store offering:

  • Cold drinks
  • Snacks
  • Ice cream
  • Basic grocery items
  • Fresh-made take-out food
  • Coffee and breakfast items

The goal is to provide quick, convenient service to local residents, travelers, and workers.

Option 2: Small Neighborhood Bar & Restaurant

A casual, family-friendly restaurant featuring:

  • Burgers
  • Sandwiches
  • Italian dishes
  • Beer and beverages
  • Pool tables
  • Community gathering space

The vision is to create a welcoming local establishment where residents can relax, enjoy a meal, and socialize.

Option 3: Drive-Through Restaurant

A fast-service food concept focused on:

  • Burgers
  • Hot dogs
  • Sandwiches
  • Ice cream
  • Snow cones
  • Specialty beverages

This option would emphasize convenience, affordability, and quick service.

Alternative Development Plan

If an affordable commercial building cannot be located, I am interested in purchasing a small parcel of vacant land and developing a business using shipping containers.
